Fire Risk Assessments

Our Fire Risk Assessments

Organisations across the UK have a legal duty to identify, record and control fire risks within their premises. A compliant, fully documented Fire Risk Assessment is the primary way to demonstrate that you are meeting current fire safety legislation — and that you are protecting employees, residents, visitors and the public.

At Legionella Management Services Ltd, our competent fire risk assessors provide clear, structured assessments for a wide range of building types and occupancy profiles. Whether you manage a commercial unit, managed workspace, distribution facility, or residential block, we deliver impartial findings and practical actions to support long-term compliance.

What Is a Fire Risk Assessment?

A Fire Risk Assessment is a structured inspection carried out by a competent assessor to evaluate:

The likelihood of fire occurring

The potential impact if a fire did occur

Whether existing fire safety measures are suitable and sufficient

During the assessment, we consider:

Building layout, size and configuration
How the premises is used and the occupancy type
The vulnerability of people on site
Controls in place to reduce ignition risk
Compartmentation and fire spread measures
Fire detection, alarm and firefighting equipment
Emergency lighting, signage and escape routes
Evacuation procedures and staff preparedness

Following the inspection, you receive a clear report with a risk rating and prioritised actions. Recommendations may include operational changes, management improvements, or physical works required to meet legal standards.

What is ACOP L8

ACOP L8 is the HSE’s Approved Code of Practice for controlling legionella bacteria in water systems. While it isn’t law in itself, it’s recognised as best practice and is widely used to demonstrate compliance with duties under health and safety legislation.

L8 is supported by HSG274, which provides more detailed technical guidance for different system types (including hot and cold-water systems and higher-risk systems). Following this guidance helps protect building users and reduce the risk of Legionnaires’ disease.

Legionella Risk Assessments

The starting point of any compliance programme. We assess your water systems, identify risk areas, and provide a comprehensive report with prioritised actions. If required, we can act as your competent person and support you with a written scheme of control.

Legionella Compliance & Management

Legionella compliance requires more than a report — it needs consistent management. We help you maintain a structured programme that supports legal compliance and safe water use across your premises.

Water Sampling & Testing

Sampling is a crucial part of many legionella programmes. We provide professional sampling and testing support to help you understand water quality and confirm your control measures are working.

Legionella Remedial Works

Where risks are found, remedial works may be required to improve safety and compliance. We deliver practical solutions that focus on improving system design and reducing conditions that allow legionella to grow.
